Repair, lift or replace?

Hairline cracks, slab still level
Usually a repair: clean and seal the cracks and joints. See concrete repair.
Sunken but in one piece
Often a lift is enough. See concrete leveling.
Scaling across the slab, broken sections, heaving or a floor that pitches the wrong way
Replace it. Patching a slab that’s failing underneath just buys a winter or two.

Why Connecticut garage floors fail

Road salt. Every winter, cars carry salty slush into the garage. It drips off, soaks in and freezes and thaws in the surface, which flakes and pits the concrete over time.

The base. Many older slabs were poured on thin or poorly compacted fill. When it settles, the slab cracks and sinks, usually near the door or a floor drain.

Old mixes. Concrete without air entrainment has nowhere for freezing water to go, so it breaks down faster in a cold garage.

How we replace a garage floor

  1. Site visit and written quote. We check the slab, the base, the door threshold and any drains.
  2. Tear-out. You empty the garage; we saw-cut, break out and haul the old slab away.
  3. Base. We rebuild and compact the gravel base so the new slab doesn’t repeat the old one’s settling.
  4. Pour and finish. 4,000 psi air-entrained concrete, reinforced, pitched toward the door, with control joints cut in.
  5. Cure. Walk on it the next day; park on it after about a week.

The new slab is priced after the site visit, because the base, the threshold and access change the job more than the square footage does.

Questions we hear about garage floors

How long before I can park on a new garage floor?

You can walk on it the next day. Keep cars off for about a week, and heavy vehicles off for about a month.

Can you pour a new garage floor over the old one?

Usually not. New concrete inherits the old slab’s cracks and settling, and it raises the floor at the door. Tearing out and rebuilding the base is the fix that lasts.

How do I keep salt from eating the new floor?

Rinse winter slush off now and then, and keep the floor sealed. Let new concrete cure fully before any coating goes on.

Should I coat the new floor with epoxy?

You can, once the slab has fully cured. A coating protects the surface; it doesn’t fix a slab that’s failing underneath.
