​ What is Pyrrhotite?
Pyrrhotite is currently causing a bit of a delayed chaos here in Connecticut due to its existence in the concrete that was poured for foundations between the years 1983 and 2015. Pyrrhotite is an iron sulfide mineral that is a natural occurrence and is actually quite common. This mineral is not intrinsically harmful, however once it is mixed with oxygen and water, it can cause granular deposits that can ruin the foundation to your home over time. These deposits can cause cracks that can run horizontal or in a web like pattern. As the temperatures start to drop, any water that leaks into these cracks will expand and cause the cracks to widen, resulting in a permanently damaged foundation.
How did Pyrrhotite get in my foundation?
Pyrrhotite was not a purposeful addition to the aggregate of the concrete. Due to pyrrhotite being a naturally occurring mineral, it just so happened to be in the quarry that produced the concrete’s rocks for foundation pours. This mineral was in a Willington, Connecticut, quarry and produced aggregate that was used by JJ Mottes Concrete Company in Stafford Springs, Connecticut. This quarry no longer produces concrete aggregate for foundations.

Why is my foundation just now cracking?
Most causes of cracked foundations do not cause significant amounts of damage overnight, such as the foundations that have pyrrhotite in the concrete aggregate that was used. Homeowners are not noticing any damages from this mineral until years later, some even decades later. Pyrrhotite causes a slow deterioration of the concrete once it interacts with oxygen and water. The cracks start slow and develop over the next 10 to 30 years. Sometimes you will be able to see a rust colored residue or white powder become visible around the area from the mineral deposits.
