Before you replace a driveway in Windsor

With half of Windsor's homes built before 1969, many driveways here are original or have been patched more than once. Replacing one usually means digging out a base that was never thick enough. With 77% of homes single-family detached, most Windsor driveway jobs are straight residential replacements: tear out, rebuild the base, pour 5 inches, and you're parking on it about a week later.

Parts of Windsor sit on the old glacial Lake Hitchcock bed, where silty clay soils hold water and heave when they freeze. On those soils we dig out more and build a deeper processed-gravel base before we form. Low-lying lots near the Connecticut River can hold water in spring. Where the water table is high, we raise the base and pitch the driveway so runoff leaves the slab fast.

The median home in Windsor was built in 1969, close to the 1960s house that's typical statewide. That's newer than next-door Windsor Locks (median 1960) and older than South Windsor (1980).

Driveway rules in Windsor. A driveway on your own lot is usually a zoning question rather than a building-permit one. The apron and any sidewalk crossing are in the town's right-of-way, so expect a permit from public works or engineering, and in some towns an inspection before the pour. Connecticut has one statewide building code, so the technical rules are the same here as in the next town; what changes is the paperwork. We call 811 (Call Before You Dig) at least two full business days before we dig.

Concrete driveways in Windsor: questions

Do I need a permit for a new driveway in Windsor?

The slab on your own lot usually doesn't need a building permit. The apron is in the town's right-of-way, and work there generally needs a permit from Windsor's public works or engineering office; zoning can also limit width or lot coverage. We confirm the current rules before we price the job.

How long does a driveway replacement take in Windsor?

Most single-family driveways take two to three working days: tear-out and base, then the pour. Walk on it the next day and park on it after about a week.

What if the soil under my Windsor driveway is clay?

We dig out the soft material and build a deeper processed-gravel base, then make sure water drains off and away. Clay that stays wet is what heaves; a good base keeps it dry and spreads the load.

Do you pour driveways near Windsor?

Yes. We also pour driveways in Bloomfield, Windsor Locks and South Windsor, and across Hartford County.
